Land Identification and Acquisition

If you are seeking to buy residential development land throughout Wales, from a single plot through to large scale developments, HLDS Ltd can meet all of your requirements, from the identification of suitable land through the acquisition, legal and planning process to the commencement of construction on site.
 

We have recently been retained by Lewis Homes to workwith them on all aspects of their business from site identification through to sales. HLDS Ltd are are working with Redrow Homes, Taylor Wimpey, Edenstone Homes and Waterstone Homes to identify and acquire residential development land throughout South Wales. We are also assisting the Seren Group to acquire new properties throughout South Wales

Land Sales
 

HLDS Ltd are being approached by an increasing number of individuals and organisations to market and advise on the sale of residential development land throughout South Wales. We are currently negotiating the sale of four sites in South Wales and recently assisted a client in exchanging contracts for the sale of a site for 65 dwellings in early 2013. We aim to be very selective in the sites that we choose to market for clients aiming for smaller, higher quality sites with planning consent or an excellent potential for obtaing consent for residential development. We have excellent contacts with both local and national developers both big and small and would be able to obtain the best possible return on the sale of residential development land on excellent terms.

Our Development and Technical Services partner also brings over 25 years of both practical building and managerial experience within the following sectors:

Planning

We are working with several housebuilders in submitting planning applications for residential developments, negotiating these applications through the planning process, negotiating and agreeing Section 106 agreements with Local Authorities and we are also discharging planning conditions on detailed planning consents.

We have assisted in submitting several planning applications, achieving planning consents and discharging planning conditions on several sites on behalf of both Lewis Homes and Pendragon (Design & Build) Ltd.

Site Promotion

We are working with developers in promoting several schemes through Local Authority "Local Development Plan" processes. We would be able to assist landowners requiring assistance in the promotion of their land through the LDP process and work with developers in negotiating options and conditional contracts to secure such sites. 

We have worked closely on promoting several large sites through the RCT CBC LDP process - these site have now been included in the adopted LDP and planning applications have now been submitted.


Site at Coed Ely, RCT. Promoted through the Rhondda Cynon Taff Local Development Plan process. The site was allocated for a development of 132 dwellings with planning consent granted in 2013.
